The Opportunity

The former Wilbur Wright School / Detroit School of Arts site offered the chance to begin a larger, resident-led redevelopment in Woodbridge — a historic neighborhood experiencing significant reinvestment and growing pressure on affordability.

The Challenge

The first phase had to preserve long-term affordability in a desirable neighborhood, respect Woodbridge’s historic character, create a workable transition from commercial corridors to residential blocks, and lay the foundation for later phases.

The Approach

Cinnaire Solutions worked with Woodbridge Neighborhood Development to assemble and purchase 12 acres, and facilitated community involvement that set priorities in a neighborhood plan that was accepted and adopted. Those priorities became a four-story, 60-unit affordable building with a small commercial space, community room, green gathering areas, a corner plaza, a playground and MoGo bike-share access.

The Result

The first phase delivers 40 one-bedroom and 20 two-bedroom affordable apartments and opened in September 2026.

Why It Matters

In a strengthening market, inclusive growth requires deliberate intervention. Affordability, public space and mobility investments help existing and future residents share in Woodbridge’s reinvestment rather than be displaced by it.
